THE SCHOOL
In its 4th year of operation
3 classes (kindergarten to CM2) 
51 students because the current premises are too small
Large waiting list, we turn away many children
6 employees
Montessori method for children with special needs, gifted children, autistic children.
Protestant obedience, optional awakening to the faith.
Children from all social and cultural backgrounds (Catholic, Muslim, Jewish, atheist families)
 
PROJECTED SCHOOL (within 2 years)
6 classes of 20 students including one or two middle school classes
12 employees
Opening in the short term of an after-school program (Accueil de Loisirs Sans Hébergement)
 
WE MUST ABSOLUTELY MOVE IN THE FALL OF 2021
It is as much to say that our case is difficult. It is the famous 5-legged sheep, the grail of real estate agencies ?
We must have found premises by the end of November, December at the latest.
OUR NEEDS
Each classroom needs 50/60 m2
Catering room 100m2
Annexes (offices, children's naptime, storage, sanitary facilities, etc.) 200m2
Outdoor playground 200/300m2
Courtyard 100/150m2
Staff and parents parking 30 places
That is to say a minimum of 700m2 of buildings and an enclosed or fenced outdoor area of a minimum of 2000m2
The environment, we will be able to adapt but we will avoid being stuck between a junkyard and a railroad ?
OUR SEARCH FOR PREMISES
Due to the extremely short deadlines we are looking for:
 
1° TEMPORARY RENTAL: (allowing to find a permanent place)
A commercial type of premises (offices to be decompartmentalized) with a budget for
adaptations, building permit for change of use of the premises, etc.
but with a part of its surface (250m2 minimum) almost ready to use (insulated, recent electricity, heating, sanitary)
just to decompartmentalize and adapt.
Budget: Rental 4000/5000€ TTC
Budget: Adaptation works 150/200.000€ in order not to mortgage the final installation which will have its own needs
              subject to the support of the banks or an investor
2° PERMANENT RENTAL:
A room providing a relevant answer to the paragraph OUR NEEDS
Budget: Rental 5000/8000€ TTC including the budget of the works
Budget: Adaptation works 200/400.000€ to be seen with the owner for a declination of the takes in charge
either a reduction of the rents the first years, or a assumption of responsibility of a part of the works
              subject to the support of the banks or an investor
 
3° PURCHASE:
A space that provides a PARTIAL response in the short term to the paragraph OUR NEEDS
and a POTENTIAL to meet them in the medium/long term.
Budget: 600000€/1000000 subject to support from banks or investors
